Your site analysis is a crucial step in the development of your car wash facility. The proposed site must be evaluated on several critical factors:

  • area profile & demographics
  • site visibility & accessibility
  • lot size & configuration
  • traffic type, flow, count, average speed
  • proposed hours of operation
  • competition's location, strength, image
  • existence of gas station and/or C-store
 

Additional things to evaluate:

  • Is the lot zoned for a car wash?
  • Have you filed for the required building permits?
  • Are all needed utilities available?
  • Will a water reclaim plan be necessary? 
  • Is sewer service available?

 

 

 

 

Population Evaluation

A successful car wash operation generally requires a surrounding population base of at least 1,000 people per wash bay. For greater potential it is recommended to have at least twice that recommendation.

 

Minimum Lot Size Requirements

 

The following are recommended lot sizes, based on the number of bays the wash is to have. These sizes are not necessarily the smallest. Many washes have been built on lots smaller than these. Also, these property dimensions do not include any consideration for set-back requirements.

 4 - bays: 100' x 90'

 5 - bays: 100' x 106'

 6 - bays: 100' x 122'

 7 - bays: 100' x 138'

 8 - bays: 100' x 154'

 9 - bays: 100' x 170'

10 - bays: 100' x 186'

 

Typical Bay Size Requirements

 

       16' W x 45' L x 15' H  (50' Length preferred)
